Company Overview

We are a boutique villa management company specializing in large luxury private villas in Seminyak. We manage the end-to-end operations for our own properties, while delivering exceptional western hospitality standards to international guests.

Role Summary

The Head of Operations is responsible for overseeing the daily operations, guest experience, staff performance, and financial efficiency of a portfolio of own luxury villas in Bali. This role ensures smooth operations, consistent high service standards, cost control, owner satisfaction, and compliance with local regulations.

The position requires strong leadership, operational discipline, hospitality expertise, and hands-on problem solving.

Key Responsibilities

Operations & Property Management

• Oversee day-to-day operations of all managed villas
• Ensure villas are always maintained to luxury standards
• Coordinate maintenance, repairs, landscaping, pest control, and renovations
• Implement and monitor SOPs for housekeeping, maintenance and guest services
• Conduct regular property inspections and quality audits

Guest Experience & Hospitality

• Ensure exceptional guest experiences from pre-arrival to check-out
• Handle guest requests, and complaint resolution
• Maintain high review scores on OTA platforms and direct bookings

Staff Management & Leadership

• Recruit, train, schedule, and supervise villa staff
• Conduct performance reviews and staff training programs
• Enforce company standards, discipline, and workplace culture
• Ensure staff compliance with health, safety, and service standards

Financial & Administrative Management

• Manage operational budgets and cost control
• Approve expenses and vendor invoices
• Monitor utilities, supplies, and operational costs
• Prepare monthly operational and financial reports for owner
• Work closely with accounting and tax advisor

Owner Relations

• Provide regular updates, performance reports, and recommendations
• Manage owner expectations and resolve operational concerns
• Oversee owner special requirements

Compliance & Risk Management

• Ensure compliance with local regulations, licensing, and labor laws
• Implement safety, security, and emergency procedures
• Coordinate insurance claims and incident reporting
• Maintain documentation and operational records

Qualifications & Experience

• Minimum 5–8 years of experience in villa management, hospitality operations, or luxury hotel management
• Prior experience managing multiple villas or properties preferred
• Strong understanding of Bali hospitality market and local operations
• Proven leadership and people-management skills
• Financial and budgeting experience
• Excellent problem-solving and decision-making abilities

Skills & Competencies

• Strong organizational and operational management skills
• Excellent communication skills (fluent in English; Bahasa Indonesia preferred)
• Guest-focused mindset with exceptional attention to detail
• Ability to work under pressure and handle emergencies
• High integrity, professionalism, and ownership mentality

Working Conditions

• Full-time, on-site role in Bali
• Flexible hours, including weekends and holidays when required
